Why do short lets work in Bath?

Bath is a UNESCO World Heritage city: the City of Bath is inscribed on the World Heritage List [1]. People come for the Roman Baths, the Georgian streets and the Royal Crescent, and Visit Bath's events calendar runs through the year [2]. The University of Bath and Bath Spa University both run open days that bring visiting families to the city [3][4].

That doesn't mean any property will fill itself. Bath has a lot of competing listings and guests have high expectations of period properties. Good photos, sharp pricing and fast replies make the difference. Not sure whether short lets beat a long let for your place? Our Airbnb vs long-term let guide walks through the trade-offs.

What are the rules for short lets in Bath?

  • National register (not live yet). England's national register for short-term lets is expected to begin in March 2027, according to GOV.UK. It isn't in force yet, and the fees and details haven't been published [5]. We'll help you register as soon as it opens. Read more: Do Bristol and Bath hosts need to register?
  • Council tax premium. Bath and North East Somerset Council has charged a 100% premium on second homes since 1 April 2025, so a furnished home nobody lives in pays double, unless an exception applies [6].
  • Business rates instead. If your holiday let was available for at least 140 nights in the last 12 months, actually let for at least 70, and you plan to make it available for at least 140 nights in the next 12 months, it can be assessed for business rates rather than council tax [7]. We keep the availability and booking records you'll need to show this. Read more: The 140/70-day rule explained
  • Planning. GOV.UK says your local planning authority decides whether you need planning permission [5]. B&NES's Local Plan (paras 4.15.3-4.15.4) notes recent growth in short-term holiday lets and says ways to manage them currently lie outside the planning system; a national change to the Use Class Order would be needed for planning control [8]. That doesn't rule out issues on a specific property, especially a listed building, or a lease that bans short lets. Check your lease and mortgage before you list. Before listing a whole property full-time, get planning advice; B&NES offers a pre-application advice service [9]. We'll talk you through it on the call; we're not planning lawyers.

Bath short let FAQs

Do I need planning permission for a short let in Bath?

Possibly. GOV.UK says your local planning authority decides [5]. B&NES's Local Plan notes that managing short-term lets currently sits largely outside the planning system, and that planning control would need a national change to the Use Class Order [8]. Listed buildings and lease terms can still bite. Get advice for your property before you commit; B&NES offers a pre-application advice service [9].

Will I pay double council tax on a Bath holiday let?

On a furnished second home that stays on council tax, yes: B&NES has charged a 100% premium since 1 April 2025 [6]. If the property meets the 140/70 test, it can be assessed for business rates instead [7]. Our 140/70-day rule guide explains how.

Do I need to register my short let in Bath?

Not yet. England's national register is expected to begin in March 2027, according to GOV.UK, and it isn't in force yet [5]. We'll help you register as soon as it opens. More in our register guide.

Is there a tourist tax in Bath?

Not at the moment. The government plans to give mayors powers to bring in an overnight visitor levy. The West of England Combined Authority, which covers Bath and North East Somerset, says people and businesses will get a say before plans are finalised [10].

Can I still use my property myself?

Yes. Block the dates whenever you like and we'll work around them. Nights you use it yourself don't count towards the business rates test, so it's worth planning ahead [11].
